Anyone can promise on time and on budget. This is the machinery underneath ours.

No client can test that promise before signing, which is why everyone makes it. What follows is what we actually do, what you actually receive, and how the money is actually controlled.

Our role

We direct the team and carry the accountability.

Architect, quantity surveyor, structural and services engineers, planning and specialist consultants are appointed on scopes we write. Every trade package is defined, tendered, let and managed by us. That means one contact, one programme, one cost report — and one party who cannot pass the problem sideways.

The operating system

Every Bunker project runs through BankBuild.

Our own project operating system, connecting procurement, contracts, costs, changes, programme and payments. What was agreed, what has changed, what has been built and what has been paid all sit against each other in one place — so the answer to "where are we?" takes a minute rather than a fortnight.

Appraise

The site or the house tested against what it could become. Costs, constraints, planning prospects and programme, before anyone commits money.

Assemble

The professional team appointed on written scopes and sequenced, so nobody is waiting on a decision that has not been asked for yet.

Consent

Planning strategy, application, conditions and building control — run by us, with the design team working to a brief rather than to taste.

Procure

Packages defined, tendered to multiple trades and let on real contracts, with a paper trail that survives a disagreement.

Build

Hands-on construction management. Programme maintained, trades sequenced, quality inspected as work proceeds.

Control

Changes priced before instruction. Valuations certified against work measured in place. Payment released against verified progress.

Hand over

Commissioning, certificates, warranties, and snagging closed out properly.

Nothing is built before it is priced

Variations are quoted, authorised and added to the register in writing first. Retrospective pricing is where budgets go.

Payment follows measurement

Valuations certify work in place. An invoice on its own does not release money.

Every package is competitively tendered

Multiple trades price each package. You see the comparison, not just the winner.

Rule 03

The forecast is reported, not just the spend

Committed and forecast cost to completion, monthly — so a problem surfaces while it can still be solved.
